Turleyway Close is an innovative new build project that provides high-quality and sustainable housing stock within the London Borough of Islington. The proposal is for a 112.9 sqm, 2-storey, 2-bedroom (4 people) single private dwelling house, sited in the newly created plot at the rear of 81 Turlewray Close. The design is compliant with regulations for disabled people, ensuring that the dwelling is accessible for all. The proposed clean aesthetic and contemporary approach of the building makes the detailing of the building and materials of vital importance to support such a simple approach, and given the sensitivity.

One of the key features of the design is the use of two lightwells in the basement to let in natural light while maintaining privacy. The ground floor North and South elevations are finished with a dark zinc cladding designed to create a simple, unimposing form that camouflages with a landscaped garden context. The East and West elevations feature a light grey coloured brick that includes two glazed openings framed by anthracite colour aluminium flashings. At the lower ground floor level, the same grey coloured brickwork frames the lightwells and includes some glazed fenestration and openable glazed panels designed to create a brick plinth that supports the lighter zinc box above. The roof itself is a planted roof that seeks to hide the pavilion from above and take the sightline away from the overall massing.

Turleyway Close has been designed with consideration for its suburban surroundings and its relationship with adjoining properties. The new extensions are within the permitted development guidelines, ensuring that the development is sensitive to the local context. The existing non-original garage has been demolished in order to widen the vehicle access, but this has been sensitively designed to enhance and preserve the streetscape of Turlewray Close and the Tollington Park conservation area.
The living room areas are located on the ground floor, along with the kitchen, dining room, and a toilet. This level also provides access to a large outdoor terrace with a firepit, perfect for entertaining. The basement level features a master bedroom that is wheelchair accessible with an ensuite, a walk-in wardrobe, and a second bedroom. Each bedroom has a lightwell that features terraced landscaping.
Overall, Turleyway Close has been designed with sensitivity to its suburban surroundings, while still providing a contemporary and innovative living space. The use of high-quality materials and careful attention to detail ensures that the house is not only beautiful but also functional and sustainable.
